Getting your home ready for sale

In today's market, homes that show beautifully attract the most number of Buyers and usually result in the highest price to the Seller. For the last 12 years I have specialized in working with Sellers to get their homes in the best showing condition. Before we put your home on the market, I can meet with you and put together an action plan - ie. doing minor renovations, painting, de-cluttering, changing furniture placement, or even planting some flowers - so that Buyers feel that "wow factor" when they come to see your home. And, where appropriate, I can lend some art and design pieces to help turn your home into a masterpiece! I also arrange for professional measuring and floorplans, and professional photography to show off your beautiful home to prospective Buyers.

In any market, there are always other homes listed that will be competing with you for offers, so it is crucial to ensure that your List price is competitive and represents the best value to attract qualified Buyers. To do this, I generate a personalized Comparative Market Analysis (CMA) to show you what other listings are currently for sale and what range of prices are being paid for homes in your area. I'll be able to tell you what Buyers and agents liked and disliked about these competing homes, so that we can decide what the List price needs to be to get your home sold quickly, and for the highest amount of money.

My online marketing system allows me to make information accessible 24-hours a day, and to respond immediately and directly to each and every prospective Buyer. From my website at www.movinghomes.ca, prospective Buyers can get information immediately about your home. They can access my site 24 hours a day and view your property listing! Through my Personal Home Search, your listing will be sent by e-mail to every prospective Buyer in my database, where your home meets their criteria. Plus it will be e-mailed automatically to future prospective Buyers as well.

As soon as you list your home with me, I will enter your home in the Multiple Listing Service (MLS) database. Other agents can immediately access your property information by computer. Your listing will appear on www.mls.ca, www.realtylink.org, www.remax.net, and on my office website www.rspvan.com. Plus, your property will be included in any printed MLS catalogs. I also regularly publish Ads in magazines and newspapers in the area and send out direct JUST LISTED flyers to potential Buyers. In order to reach the highest number of Buyers, I also post listings on social media, using Facebook, LinkedIn, Twitter, craigslist and kijiji, where appropriate.
