Finding and purchasing the right home can be a challenging task. But with the assistance of an experienced local realtor the process can become successful and quite enjoyable! With over 23 years of experience as a real estate professional I have acquired extensive knowledge about the Vancouver market, such as what properties are worth, which ones to pursue and which ones to avoid.

When purchasing a home, you are faced with a multitude of issues and decisions. At your side each step of the way, my objective is to make the process of buying a home easier, more enjoyable, less time-consuming and less costly than if you undertook this challenge on your own. I will help you locate and assess properties that match your criteria and specifications, then guide you through the myriad details of the buying process. I will also help you prepare so that sellers perceive you as a preferred buyer and regard your offer accordingly. To help you to be fully prepared and qualified to make an offer to purchase, I work closely with local banks and mortgage brokers to ensure that you are financially qualified in advance.

I am very familiar with Vancouver's many neighbourhoods and make it a priority to remain aware of homes listed for sale at any particular time. This allows me to advise you as to which properties are good value, fairly-priced and in appropriate condition ... even before you start your search.


Your First Step

Before your search begins, take time to ask yourself why you are considering buying a new home. Are you tired of renting and want to start building personal equity? Do you need more space to raise a family, entertain business associates or operate a home-based business? Or do you need to downsize or move to a different neighbourhood?

Next, prepare a description of the home you would like to buy, and where it should be located. Try to differentiate between the features that are "Must have" priorities, versus the features that you "Wish to Have".

Think of the search process as gradually zeroing-in on a target, going from general to specific priorities. Consider the environment (city, suburban, rural); the general area (Vancouver, Richmond, North Shore, etc.); the neighborhood (older and settled or newly developed); a particular school zone; recreational facilities; transportation; shopping and entertainment; community services (such as libraries, churches and day care). Also, determine how much time you are willing to spend each day commuting to and from your workplace.

Think about home types and styles. How much space do you need? Does your situation demand a single-level home? Consider the size and kind of property. Do you want a newer home, an older one or one that you can renovate? And, as someday you will want to sell, consider how long you may expect to stay in this particular home.


Your Next Step: Loan Pre-Qualification

The next step in your purchasing process is obtaining mortgage pre-qualification through a bank or loan company, if required. This can be accomplished by telephone or online, usually in a matter of minutes. Once your future home has been found I will prepare your Offer and present it to the Seller. My extensive experience in offer negotiation will help ensure that you get the property for the best possible price. I will guide you through the subject removal process (whether a condition for financing, building inspection, approval of documentation, etc.) to ensure you are fully satisfied and able to complete your purchase.
